Not only the design was important, but also the fact that in addition to the classic lobby function, the space would be suitable for meetings of up to a few people, personal meetings and the possibility to have it as a temporary workplace.

Ice Hockey Arena 

Galcap Europe and AddVal have been working together successfully for years. Another success of this cooperation is the Rumbach Center office building, in the city center. AddVal Kft has been entrusted with the building's property and facility management as well by the new owner. AddVal also manages Galcapp's two other office buildings, Central Court (PM&amp;FM) and Mercury Palace (FM).

"We are very pleased that the owners have also voted for us in this building. We have also been managing property and facility management at Central Udvar for 27 years now - experiencing 5 changes of ownership - and we have been working with GalCap for almost 4 years. And the Palace of Mercury has been in our portfolio since May 2019, "said Hubert M&uuml;hringer, CEO of AddVal. AddVal manages a portfolio of various properties in and around Budapest, covering more than 150,000 m2 for international clients and investors alike. It is important for us not only to work with young people starting their careers, but also to mentor university students.This year's optional summer internship was spent by D&oacute;ra Schl&ouml;gl, a first-year architectural student at the University of Sz&eacute;chenyi Istv&aacute;n, about which she sent us the following kind lines: &ldquo;I can state with full conviction that I have had the most defining experiences of my life during my time with AddVal.In addition to a variety of office tasks, it was a fantastic experience to roam &ldquo;behind the scenes&rdquo; of buildings where I wouldn&rsquo;t have had the opportunity as a &ldquo;mere mortal&rdquo;. &nbsp;In addition, my perspective of the profession also widened as in addition to the design, I was also able to get acquainted with the construction and facility maintenance and operations that are organically related to it.&nbsp;

I was able to do all this in the centre of Budapest, in a wonderful and inspiring office environment, with the help of kind and outstanding professionals.&nbsp;To sum up in a single sentence, I have confirmed to myself that I am on the best path and really learning what I want to do. This is a great success not just for our Client, DPD Hungary, but also for AddVal, because the company participated in the project as designer and project manager as well. According to &Aacute;kos Jilling, the head of the designer and project management team: &bdquo;It was a great honor, that DPD trusted in us and worked together with AddVal during the design phase&rdquo;. &bdquo;One of the leading parcel distribution companies in Europe, the hungarian subsidiary of DPD Group contacted us in the summer of 2019 with the task of helping to create a parcel distribution center, which can serve the whole country and can be finished and start operating in the beginning of september in 2020.

From our clients point of view this was a key development, because their aim was to get among to the top 3 parcel distribution companies in the hungarian market in terms of quality as well as quantity. The deadline was close and the stakes were high, despite of that we received full trust from the client, which inspired us and helped in solving every issue. Our first task was to help find and choose the right plot of land, which followed with the creation of the full design program. We could assist during the whole construction project from the beginning, with general designing, choosing the right construction subcontractor, until the managing of the whole construction; we also worked together in making BOQ-s and and doing technical inspections. We can gladly state that the end result surpassed the expectation of every participant int he project. This is thanks to the full trust we received from DPD, the flexibility and high standard of the execution contractor and the teamwork of our company&rdquo; said Ferenc T&uuml;ndik, the chief architect of AddVal.

The sorting of packages is done in a brand new, 6.300 m2 large hall, built with 58 docking gates in which it&rsquo;s possible to sort even 11.250 parcels per hour. Bright, modern, green - this is the renewed lobby of the Ausztria H&aacute;z. The long-awaited moment has arrived, and the last decoration has been put in place, so the lobby of the Ausztria H&aacute;z can also wear the &ldquo;little jewellery box&rdquo; badge. Through months of careful, thorough brainstorming, the interior designers, the project management team and the owners dreamed of a truly high-quality, trendy lobby, which was realized thanks to the contractors.

The project management function were performed by AddVal. "The task was full of challenges, but that is the reason why it was exciting," said P&eacute;ter Kurucz, project manager of AddVal Kft. The work had to be scheduled in such a way that it did not disturb the tenants in their day-to-day work, and because it is a downtown office building, the regulations for noisy work were even stricter here. "Not to mention the barriers of the virus. But the end result speaks for itself." &ldquo;Our tenants have been very pleased with the renewal and the possi-bility to enter a truly inspiring, pleasant environment every day. We hope that our customers and our future new tenants will fall in love at first sight, "said Rita Szab&oacute;, property and leasing manager at AddVal. &ldquo;The owner has entrusted us with the design of a lobby that will satisfy the 21st century needs. Not only the design was important, but also the fact that in addition to the classic lobby function, the space would be suitable for meetings of up to a few people, personal meetings and the possibility to have it as a temporary workplace. So we have created a really comfortable, homely, spacious place with lots of green plants, &rdquo;said Andr&aacute;s Dobos, the designer of LAB5 architects. &ldquo;In order to make the space look as spacious as possible, we also used a lot of reflective surfaces,&rdquo; he added.

AUSZTRIA HÁZ 

We are incredibly proud, that we could actively participate in realising Hungary&rsquo;s most modern distribution centre. General designer, project manager and technical supervisor: AddVal Kft. November 27th, 2019, Budapest: DPD Hung&aacute;ria Kft. &ndash; as one of the biggest parcel logistics service providers in Europe &ndash; is carrying out a green-field investment worth 5.5 billion forints in Budapest, during which a new distribution centre is being built, equipped with an automatic sorting system. The construction work of the new hub start in October of 2019, near the current sorting centre in the 15th district.

The construction work was preceded by a lengthy design process, during which the company relied heavily on the international experience within the DPD group. When designing the building and choosing the correct technology, everything was subordinate to functionality: that is, the clients should receive the parcels as early as possible, without damage to the packages and with the possibility to extend the capacity flexibly in the future. With this expansion, DPD is doubling its sorting capacities in Hungary. With the help of the new technology and increasing efficiency, DPD can answer the ever-growing difficulties of worker shortages.

With this new investment, DPD Hung&aacute;ria is laying down the foundations for dynamic developments in the coming years. Both the building and the automatic sorting system tries to serve the expanding potential, which the increasing online commerce and, thus, the evolving parcel logistics market demands.
When choosing the correct technology, an important aspect to consider was the low noise level and the lowest possible environmental impact, in accordance with the group&rsquo;s carbon neutrality program.

DPD HUNGÁRIA KFT 

Work clothes are already being produced in full swing in Kazincbarcka, but not in the way and in the working environment that was customary for the last 20 years. The sewing factory, formerly known as K&uuml;bler and then Salzol, was acquired by the Lindstr&ouml;m Group who then commissioned AddVal Kft. to manage modernisation. We asked our colleague Csaba Vincze, project manager at AddVal, about the interesting facts of this project. How did this assignment differ from an average renovation? Fortunately, the customer's goal was not only a clean and paint job but to create a Central European centre, with a completely new production method following a classic change of ownership.

As a result, we have had the opportunity to prepare and support the integration of international technologies, such as the conveyor system that automates the manufacturing process. This was done in the spirit of complete optimisation of production, whereby, in addition to a minimum stock of raw materials, the production delivery time can be reduced to 3 days from the date of order, thanks to the individual production management system. This is a huge advantage in our accelerated world, if large companies grow with hundreds of employees every week.

How did all this appear during the planning phase? We worked together with the professional team of the customer, so the assessment of the needs went smoothly, and we were able to implement a lot of experience from their other sewing factory in Latvia, which had been built for a similar purpose about two years ago.

Since we had to work with an existing building, we have had to deal with quite a few difficulties that would not have occurred in a green-field investment. For example, the indented layout of the previous floor plan was inconsistent with the new, easily applicable, and reasonable mechanism of Lindstr&ouml;m Prodem. Furthermore, the ceiling was also too low for the new functions. Because of the above reasons, halls and rooms were opened, and the latter resulted in maximum use of the installation space between the cable trays and the roof plane. Of course, the separate halls also had their advantage, as they provided sufficient separation for production and construction.

Finally, how would you sum up your time on the project?
It was challenging, which is also why it was exciting. It was great to attend the opening ceremony and to see that the production is managed now with the most modern tools of Central Europe, where, until recently, almost everything was done manually.
 The seamstresses and technicians are still the same people, but today they can do their jobs under much better working conditions. Domestic orders and orders from the Czech Republic, Slovakia, Croatia or even Serbia can be completed (including sewing) and delivered within a few days. The role of AddVal Kft. in the project included general design, project and construction management as well as carrying out technical inspector tasks.

CENTRAL UDVAR’S GREEN COUTYARD

MAGYAR BRANDS 2019

The 23,000 m2 sized, DunaFok Leisure Park - located in Budapest&rsquo;s 22nd district, Haj&oacute; Street &ndash; with its connection to the protected Danube riverbank, was handed over just recently.
This area was bustling with community and sporting life a hundred years ago, with no trace left after the second half of the 20th century. For decades it was just another shrubby wasteland. From time to time, people showed up and some of them even swam in the Danube river. This is still forbidden, but the need to be able to use the area in a civilized manner was finally satisfied by the city council. Residents were also asked to participate in the design process of the park, and this consultation is reflected in the results.
The park, in which a memorial called Memento for Smolensk already stands to commemorate the air crash in 2010, also got a new bicycle path. Next to it stands the newly built, multifunctional, rubberised-surface sports ground and street workout park. We can also find a new water fountain to provide water for dogs.

Many benches, flower beds and even a sheltered area were built in the park along the Danube river. The playground can be found in the northern stretch of the space, where trampolines, rubber hills, tunnels, monkey bars, hide-and-seek walls and swings were installed for the children. Additionally, a fireplace has been constructed on a grassy space and separated with stones.
In a building adjacent to the playground, we can find the public lavatory (which requires a 100-forint coin to operate). In this bloc a new snack bar has also opened. The DP BBQ bar &ndash; which is already well known from Si&oacute;fok &ndash; comes equipped with its own smoker. Here it is possible to buy hamburgers, brisket, pulled beef leg, cured bacon (among other delicious treats) and artisanal, craft beers.
From the park we can look across the Danube river or view the factories of Csepel, that is, if we are able to look through the crowns of trees. This is a good thing; the foliage and trees had to be left untouched, as this area is under Natura 2000 environmental protection. The Hossz&uacute;r&eacute;ti stream runs towards the Danube. Alongside this stream on a gravel path, we can walk from the park to the untouched riverside, which, sadly, appears neglected with driftwood and rubbish strewn about.

Nonetheless, it is great to see that we were able to hit two birds with one stone: modern conforms and natural values can harmonize with each other concurrently. We can connect directly with the Danube, we can roast some bacon, or we can just enjoy the advantages of contemporary urban living: adults can do sporting activities and children can also enjoy themselves here.
The park is most easily accessible for locals, but some parking spaces near to it are available if needed. By taking the 47 and 56 trams or the 133E bus, it is also reachable by public transport from the city centre.

In May 2019, AddVal was contracted to perform the facility management tasks of the beautiful Merk&uacute;r Palota building in the city centre. The historic office building is represented by investment management firm GalCap Europe, which also represents the Central Udvar office building (also managed by AddVal). We have performed the property and facility management in Central Udvar for 26 years &ndash; despite five changes of ownership, and have now worked with GalCap for 2 years,&rdquo; said Hubert M&uuml;hringer, Managing Director of AddVal. "For the past few years, the professional team at AddVal and the high level of satisfaction of our tenants has delivered success to Central Udvar. We fully expect this success to continue now in the facility management at Merkur Palota&rdquo; said Paul Hallam of GalCap Europe.

MERKÚR PALOTA

In Corner6 Business Centre, located in the heart of downtown in Nagymező Street, we completed a sample office, which was recently presented to the agency. During a pleasant breakfast, James Kinnell, asset manager and the representative of the owner from Prime Holdings Group, welcomed the co-workers of the agency and showed them round the building. Part of the office complex was already leased, but the remaining 3300 m2 is still awaiting tenants. The building is characterized by its huge, continuous space with the possibility for flexible partitioning; the upmost 7th level has a great terrace with beautiful views of the basilica. The sample office is located on this level, where even the lavatories have been refurbished. The lobby was renovated in early 2017 to create a clean and modern reception area where the tenants and customers arrive in the building. The building&rsquo;s location is outstanding and easily reached by car or public transport. For parking, there is a 4-level underground garage, where electrical rechargers are also placed.

Future tenants can enjoy all the advantages the bustling downtown can offer. In close vicinity there is a wonderful selection of services such as, restaurants, coffee shops, cultural and entertainment facilities, grocery stores, banks, post offices, state institutions, hotels and even the famous Fashion Street is also just a short walk away. The services of the building include the following: 24 hrs reception and security service, in-building technical supervision, 3 modern elevators, bicycle storage facilities, openable windows, interior shading, and a suspended ceiling. AddVal has been both property and facility manager of the building for 9 years. The sample furniture was provided by VariOffice.

In Corner6 Business Centre, located in the heart of downtown in Nagymező Street, we completed a sample office, which was recently presented to the agency.

SAMPLE OFFICE 

During negotiations, HortonWorks, which originates from Santa Clara, California, were assisted by the tenant representative team of ESTON International. It was a great experience for us to work together again with HortonWorks, with whom we started our co-operation back in 2016. We are delighted that the &ldquo;band&rdquo; is back together again for this project! Thanks to their expanding clientele, they operate on a higher level now and thus the leasable office area was increased accordingly. During the negotiations, it meant a lot to us that we had already worked together with the leasing team, AddVal. They represented the new owner of Central Udvar with the same professionalism and flexibility as before and aspired to reach the maximum satisfaction of the tenant also.

Initially, HortonWorks occupied only one level in the building but soon after, they expanded to a second floor. This year, with the signing of the contract, they have expanded to a new office and now they rent three levels in the Central Udvar office complex. This is the second time the tenant representation team of ESTON and HortonWorks have worked together; the first time was back in 2016. As before, Savills Studley, an American consultant, helped the client again. A commission like this is always intriguing, because, besides the local tasks, we also must consider the time difference between the continents and that requires great flexibility. Luckily, we had one pre-mixed team and one negotiator, so in this case, the musical group metaphor is appropriate. It is far easier and more efficient to work with the same &ldquo;band&rdquo; again.

HortonWorks, the American owned data processing software developer, renewed its office leasing contract in the downtown located Central Udvar office complex.

&ldquo;We tried to find a well-lit office of the highest standard, for our latest play&rsquo;s PR photography. We had already checked a lot of options before we finally found AddVal&rsquo;s office. ACTORS IN OUR OFFICE

Central Canteen, designed by D&oacute;ra F&oacute;nagy in line with international trends, transports mealtimes from being monotonous, ho-hum affairs and puts them in a world where they are extraordinary social events to be enjoyed every day. The diverse and aged urban fabric of Budapest&rsquo;s 7th district blends together the busy hubbub of the day with the vibrant night life scene. Around this exciting setting, many restaurants have emerged to provide services to those people spending more (or less) time in Erzs&eacute;betv&aacute;ros. Situated along Wessel&eacute;nyi Street, in the hundred-year-old Central Udvar building block and nestled between Kazinczy and S&iacute;p Streets, a new and youthful restaurant has moved in. To be in line with contemporary global trends, during the design process, D&oacute;ra F&oacute;nagy put great emphasis on creating an interior that gives a sense of casual homeliness. At nearly 300 m2 and located between two inner courtyards, this spacious eatery takes full advantage of its fortunate orientation; the interior space allows natural light to pour in from both sides. Office workers from the S&iacute;p Street complex can arrive from the inner courtyard and external guests can reach the restaurant through the other courtyard, accessible from Kazinczy Street.

The newly shaped interior acts as a counterweight to the impersonal world of work canteens and the bland, neutral feeling of offices. Incorporating current design trends was a self-conscious and important strategic element of the conception. Following these principles, the spirit of this place elevates the notion of eating from just another mundane task to a higher experience, making it one of the most important social activities within the day. The adjoining building structures are revealed like an unwrapped gift, exposing the original beauty of their materials, and becoming an integral part of the interior design. The courtyard connections consist of brick masonry and tarnished steel supporting structures and the space itself is topped with an old wooden ceiling structure. This ceiling and its meandering ductwork and conduits beneath it received a homogenised grey hue, while a rich, burgundy linoleum covers the floor. The interior of Central Canteen is essentially flexible; the functional boundaries are blurred and redefined with free-floating, box-like blocks. One of these emphasized boundaries contains the lavatories. This functional unit is presented as a human-scale design element; with its bright colour and graphic art designed by Rich&aacute;rd Orosz, it receives a dominant role in the focus of the space.

The layout inside is dominated by long benches organised around the central pillar. In an otherwise elongated floor plan, this creates a kind of central hierarchy. Basically, an analogy to the classical family dining table, this has a tremendous community-building effect. The only difference being that, from a practical point of view, this large &ldquo;family table&rdquo; can be split into smaller tables. Industrial shaded lamps descend over the central table while simple Edison bulbs illuminate the smaller tables. One of the most striking factors of the concept are the refurbished colourful chairs, which fill the space with pep and youthful vigour. The flexible space of the canteen gradually transforms to a kitchen space: on the opposite side of the room, the cubic, screen-shaped self-service counters are located, and the cash registers freely-float within the space. Finally, a serving counter provides a strong border dividing the restaurant&rsquo;s culinary protagonists from the rest of the space; beyond which only the actual kitchen functions are located.

HOTEL INTERCONTINENTAL 

The construction of the Ice Hall in Szombathely is on schedule. The outdoor ice rink will remain, and a new building will be erected next to it. With its 60m x 30m sized rink, the new hall will serve as an excellent venue for domestic and international hockey matches as well as other winter sports. For the time being, the skates must be hung up: the ice rink is currently closed.

The facility&rsquo;s popularity, however, is constant; some 57,000 visitors went on the ice this season. Ice sports athletes (and their audiences) are thoroughly disappointed that they will have to wait over 6 months to slide on the Szombathely ice again. We hope this will be the last time they have to wait. The soon to be completed indoor ice rink will be available for use 11 months out of the year. With the foundation-stone already laid at the end of 2017, the actual work began in early January 2018.

The preparatory processes for the construction were completed soon after, including the demarcation of the construction area, the erection of the protector fence, the completion of the planned demolition work and the designation of the corners of the building. Under the professional supervision of archaeologists, the humus soil layer was removed. Currently, the prefabricated concrete structures and support pillars are being put in place; the concrete is being poured at the base of the additional building, and the basic mechanical installation is made. Overall, the construction is proceeding to plan.

The total cost of the investment is HUF 2.2 billion, and its realisation is made possible by the Corporate Tax Relief subsidy. The builders are the Szombathely Penguins Hockey Club, SZOVA Non-profit Zrt. and the City of Szombathely.So, what will the finished indoor ice rink look like? Once construction is completed, an ice hall will exist in accordance with the regulations of both the international and the Hungarian hockey associations. This will allow domestic and even international hockey matches to be held in the facility. Of course, the ice surface will be suitable for other ice sports and public skating too.

The auditorium will be able to accommodate 450 people although the capacity can be further increased later if required. The building contains 7 athletes' changing rooms and additional changing rooms. There will also be a communal buffet and reception area, a gym, a coaching zone, and a club room too.But that&rsquo;s not all! The creation of an indoor ice rink is just one part of renewing the facility&rsquo;s complex and increasing its attractiveness to visitors. Among other things, SZOVA Non-profit Zrt. plans to build both an ice promenade and a recreation centre in the area. The first of their kind in Hungary, together, they will provide a unique recreational opportunity for guests.As the work is going ahead at pace, this also means some changes in the life of the Bathing-Lake-Ice Rink facility. We ask guests for their patience and understanding during construction. Soon we will all be able to enjoy the fruits of these temporary inconveniences in the Szombathely Indoor Ice Hall!

The AddVal project management team recently started a new, exciting project with many challenges. For years, Fat Mama bistro has been operating with great success in the Central Udvar office building - leased and operated by AddVal Kft. This is the perfect restaurant for inviting our partners for a business breakfast, having lunch, or for just relaxing with a cup of cappuccino. However, in our busy world, office workers often only have enough time to grab and eat their lunch quickly - well, that&rsquo;s now possible because Fat Mama has opened a new unit within the office building complex called Central Canteen. The interior design wizards at Defo Design Studio (led by D&oacute;ra F&oacute;nagy), AddVal and Fat Mama Restaurant pooled their ideas together and dreamt up the concept of the new restaurant collectively. The result is a place with a cheerful, youthful atmosphere and a large terrace too. "The primary aspect of the design was that tenants could spend their lunch in a pleasant environment and in a good atmosphere," said G&aacute;bor Forg&aacute;cs, professional director at Fat Mama.

&ldquo;Our collaboration with the staff at AddVal and Defo Design Studio went fluently. Everyone on the team has years of professional experience in coming up with great ideas to make our wishes come true&rdquo; &ndash; the director added.
